Fires in the HOME

An estimated 253,500 fires in one- and two-family residential buildings occur each year in the United States. The U.S. Fire Administration (USFA) has released new data on homes and the causes of fires. Here is the link to see these reports.

Homes over 40 years old seem to be most at risk. Seems that damage to the wiring or code issues make the older homes more at risk.

One of my lead technicians just now told me of a house he went to. The customer wanted a new breaker panel.

When we interview the customer and ask why they want a new panel, they usually tell us they found out how dangerous the Federal Pacific breakers are or they they have overloaded the breaker panel and now they are tripping breakers.

This customer had an “XO” type square D panel that had a 1957 mfg date stamped on it. She constantly trips a breaker to the microwave.

We explained that when the house was new, this was a great product because most homes had 2 or 4 fuses and this new device would trip but you did not have to buy a new fuse. This was a great improvement over the old fuse boxes.

Alas, the world does not stand still for anyone. Especially for technology. When her house was built, we did not have TV’s in most homes. Radios were still the most common form of entertainment. No one had a microwave and hair dryers were only found in the big city hair salons.

The big screen TV would come in about 30 years. The pc a bit sooner. Refrigerated air conditioning was just around the corner unless you were rich. Gas stoves or wood stoves provided most of the heat for a home and the cooking too.

New Breaker Panel? Why?

Why do I need a new breaker panel?  Do I need a 200 amp panel? Is it because of the collection of small fuse boxes on the side of my house?  Do you have Federal Pacific breakers?

Would it have anything to do with the new remodel, or the breaker tripping.  Check the list below for items that might cause you to upgrade your home’s electrical service and make your home much safer.

  • Added new kitchen appliances
  • Added electric central heat
  • Added a tankless water heater
  • Added a room or two
  • Added 240V tools in the garage
  • Added new lights and bath heater
  • Added more air conditioning
  • Finished the bonus room upstairs

When your home was built, the electrical system was big enough to satisfy all of your electrical needs. Most home builders try to save money and only pay for the minimum electrical system required by the Building code. If you built a custom home and were involved with the electrical contractor, you may never need to upgrade because you bought the upgrade electrical at a great price. (Before the walls were sheet rocked).

The  Electrical Code in place at the time your home was built has probably changed and has many new requirements. Some cities require most or all of the new code features must be installed any time you do more than a minor repair. Some only require the repairs meet the new code requirements. If your home is on the market and the new buyer is financing, the lending agency may follow the home inspectors advice (right or wrong) and require all defects be brought up the current code. This may not line up with state and local ordinances or statutes, but he who holds the money rules.
